You will hardly find anything there at the moment either and if you do, only at ground prices that will make you blind; the same applies to Hilden and Mettmann. ;)

Have you ever thought about the other side? For example, Willich and the surrounding area? They are on average about 55 km to Cologne or Essen each and it is a nice area and affordable when it comes to land to be developed.

What is affordable or is it actually so much better in terms of price in the Willich area compared to Mettmann or Hilden?

At the beginning of our search, some places roughly in the area were also in the running (Grevenbroich, Korschenbroich, Neusser Umland), with prices sometimes well over 200 EUR/sqm. The proximity to Düsseldorf makes the difference, even if the infrastructure is sometimes really poor. It should be similar in Willich. That's why we solved it differently for ourselves.

The plots in Willich and the surrounding area are on average between €180.00 and €210.00; in Mettmann and Hilden you shouldn’t even consider anything below €400.00.


I would doubt “well over” for GV; the last municipal plots there were at €210.00/sqm. Korschenbroich and Neuss are another story, here you’re on average at €350.00/sqm; sought-after locations like the outskirts of Meerbusch excluded.

Mettmann with the millionaire density, you buy the corresponding neighborhood right along with it. :) I also saw some plots for 220 EUR/sqm plus development costs, but I can’t exactly say where that was anymore. I don’t quite understand with what justification Korschenbroich (Kleinenbroich, Liedberg) is so expensive. Even if we would like it there, it is simply too expensive for the offered infrastructure.

I will never understand it either; especially not because of the generally high groundwater level which also adds to it ;)

Mettmann, Hilden, etc. are also on our radar :) We also looked at something in Ratingen, but somehow we didn't really like the city. Maybe we drove through the wrong areas.

We actually included Willich recently as well. We are calculating up to 350 € per sqm, around 220 € would of course be a dream and the plot would then also have to be more generous. For the plot in Wuppertal, the price was about 250 €.

Actually, we would also like Opladen, but that is probably just still too far towards Essen. Uff, tricky matter ;)
