For me, renovations are recognized as value-enhancing at 60%. Of course, incidental costs or kitchen furniture do not count, only bathroom renovations, new doors, etc. However, I didn't negotiate much on this, as further lowering the loan-to-value ratio would not have brought any benefit. I am already financing less than the pure purchase price, which for me also lies below the appraisal value, since I am also buying within the family in connection with a compulsory portion waiver, which is appropriately compensated and reduces the purchase price. I pay the renovation costs from equity, and no real estate transfer tax applies, as the purchase is from my father. My father inherited the house from his brother, since my cousin had also already passed away. I have two brothers, so a gift or similar was not possible.
