Tips and suggestions for the hang house in the harbor

Hello,
we own a sloping plot (704m2) in a marina, there are no special building restrictions except for a height requirement. Between the plot (22m x 32m) and the harbor basin runs a harbor road, the access to the plot would be from this road.
We have tried to put our first ideas on paper and would like to read your opinions about them before starting the search for an architect. I am an absolute layman and the program couldn't do more, so don't tear it apart completely ;)

Where is the beautiful property located? (Mediterranean, Baltic Sea... Latitude and cardinal direction would be nice)

Why does the Mittelland Canal attract so many guests? Two guest rooms? Do you want to set up guest rooms? With a bathroom without garden access? An explanation is needed! I can't see any major mistakes in the floor plan, except the question of the rooms in the basement (split level?)
