Hello everyone,

I have a question.. We have now found a piece of land. Location and site are suitable.
However, the plot is about 1.5 to 2 meters below street level.

A house has already been planned with a foundation slab of approx. 9x9m. Now the question is what amount could the costs amount to for the deep foundation, that is the gravel under the foundation slab? Our seller calculated about €10,500. Is that enough? If not, what amount should we approximately expect?

With such a slope, I would rather build with a basement ...

If all of that is to be filled with gravel, it will at least amount to 10x10. Possibly even more. About 2m high would be exactly 200m³. 1m³ of gravel is about 1.5T. So 300T of gravel. 1T of gravel costs about €5. That is €1,500 pure material cost. A large truck, assuming there is suitable access, can load about 25T. That would be about 15 trips... Calculate about €100 per trip. Probably less. That is also €1,500. So you are at €3,000 just for transport + material. Provided your excavator operator does not want to make a profit on the material as well. Now the gravel must be compacted every 20-30cm. About 10 times total would be 1,000sqm of compaction area + excavation work. I think that the €10,000 is quite realistic. For more accurate details, I would inquire with an excavation company. Such matters can be answered more or less by good people over the phone. But either you will have a whole lot of steps later on, whether it’s the entrance or the terrace leading to the garden, or you will have to pay a lot more money for filling up the property.
