Hello everyone, I have now started this thread so that I don’t have to talk about the same object in different places. I have read again about the WEG and special use of the garden. The gardens are different sizes (the one belonging to the terraced middle house is the smallest). How does that work? Is that regulated by a partition declaration? What if my children want a portable pool in the garden? Do I have to ask the WEG? Planting a tree or eventually the thuja on the part of the garden I then claim requires the consent of the other two parties? Regarding the crack in the wall that I mentioned in the other thread, I have done some more research. Apparently, that can actually occur with mixed masonry. Such cracks increase upwards. So that can be right since the cracks are only visible in the attic, but very clearly there. Then I have the problem that I don’t exactly know where to store the bicycles and garbage cans there. There is a carport and a parking space. Both on the street side. Would it be allowed to put a bike garage on the parking space (we have 4 bikes and 1 e-bike)? It would have to be a bit larger. The garbage cans possibly under the carport or something like that. But that probably has to be discussed with the others, I suppose. Is a bike garage already considered a structural change? You can place the above-ground pool wherever you want. The hedge usually does not fall under the regulations in a [WEG], but it is not excluded (for example, with us, the types of fences and also the hedges are prescribed).

How do the current owners handle garbage and bicycles?

Unfortunately, I don't know. They both have corner or end houses. There are only 3 residential units in this row. So I suspect that they park them on their garden part. The house at the end had placed the trash bins by the path. But if I did that, the passage would be obstructed.

Does the WEG or special use have a "lower" purchase value than a real divided plot? Probably yes, right? I mean, you still have certain restrictions anyway. Unfortunately, the market situation does not allow for discussion but I do find it a bit of a shame that this was not mentioned in the exposé.

A picture, drawing or Google could provide insight into what options are available. If you have 100 sqm of front yard, I would already know possibilities ;) No, there are hardly any significant disadvantages, because even a real divided plot is subject to rules.

You say it yourself ;-) I can only speak for the local market, HERE it does not have a lower purchase value, neither for new builds nor for existing buildings. The prices are the same.

What disadvantages do you see?
