Terraced house neighbor without a basement?

Hello dear forum,

I have been quietly reading for a long time, but I cannot find an existing answer to my specific question here in the forum. Maybe you can help me.

We are considering buying a terraced house plot, just under 200 sqm, so mini. That’s why we would like to build a basement to make use of the space. The basement has to be constructed as a "weiße Wanne" and is therefore very costly. One of the neighbors presumably wants to build without a basement, the other with. The one without is the current owner and might prefer that we build without, and may even base his decision to sell to us on that. That’s why we want to consider the purchase carefully, because we want a good neighborhood.

Now my questions
- If we build with a basement, this leads to a building delay for his house, right?
- Since it is a terraced house, we would have to use his property for excavation, 3m, right?

For 200m2 of play, does the floor area ratio even include a basement?

Datjittetdochjanit. Just the search terms "Mitkellerer", "Ohnekellerer" or "11ant Doppelhaus" bring you loads of posts where a) I explain my point of view, and b) the "heretics" of my opinion do the same. To summarize: a) Semi-detached and other row houses are ill-suited for planners who are unaware of each other; in particular, the inhomogeneous underground construction (Meier with and Müller without basement) is an Achilles' heel; a joint planner does not force cloned or mirror-cloned houses, nor necessarily the same construction method, but always helps reduce complication points. Or b) 11ant paints a gloomy picture, on Melmac all this is no problem at all.


Now don’t confuse any newbies here :)
You probably mean the floor space index, and for that, the classic fully underground basement is irrelevant.

Hello again,

Thanks, as I said I know the posts on the topic and also know what a floor area ratio is, but most posts here revolve around the topic of duplex houses. This is about the case where, in a mid-terrace house, one neighbor wants to decide one way and the other neighbor differently. So a very special case. I want to ease the concerns of the neighbor without a cellar as much as possible before he commits to it without better knowledge.

It’s less about viewpoints for me, and more about yes/no answers to two very specifically formulated questions.

I have already been a builder once and am familiar with most topics, just not with the topics of cellar and terraced houses. But I still know what a floor area ratio is :-)

Duplex and other terraced houses are poorly suited for planners who are unaware of each other; in particular, the inhomogeneous civil engineering (Meier with and Müller without a basement) is a weak point; a common planner neither forces cloned or mirror-cloned houses, nor necessarily the same construction method, but always helps to reduce points of complication.

Precisely for this reason, I want to clarify this before we even buy the property and have therefore contacted all the owners of the row. I want to live there in peace. Ideally, everyone wants a basement, and all houses are built by the same company. Unfortunately, not everyone cooperates in this.
