yep

Exactly. The landlord would then insist on the invalidity of the termination and demand continuation of the rent payment. I also think that initiating with non-payment of the rent is practically the best solution. He will get back to you quickly and then you have contact.

Or the landlord goes straight to the lawyer and you quickly end up with legal fees on your neck (Verzugsschaden)

I would inquire at the city office. After all, they have to know where he lives (Ummeldung). They will not be allowed to give you the address, but they might be able to deliver the termination notice if you explain the situation to them.

Only if the landlord has registered the change of address. Not everyone does that.

The city has other problems and tasks than delivering a termination notice.

I would at least try. There are only humans working at the office as well. Some of them might also be able to show understanding for their fellow citizens.

well, the city does not deliver itself - if the Vm has properly re-registered, the M can submit a stamped letter in an unaddressed envelope to the city, they will then address it and put it in the mail - done. Nice employees do that for a smile

Otherwise, of course, an EMA inquiry is also legitimate, the justification absolutely understandable and - oh, what am I saying, it's all just theory anyway
