Dear forum, During the construction of an extension to our house, which is only 11 years old, it was found that the roof is partially deteriorated under the green roof. Costs for this are about 10,000 Euros... unfortunately, the extension has already eaten up our reserves. Unfortunately, no home savings contract, follow-up financing has been running for 10 months. Is it possible to add more with the mortgage bank? Would be grateful for tips. Best regards muetterchen 007

The existing house was equipped with extensive greenery - on a flat roof? And if so - did you do it yourself or did you hire a company at the time?

briefly to your question: Your financing house bank will certainly provide you with the financing for the renovation. The bank has the greatest interest in you having a habitable property, as the house essentially belongs to the bank! BUT: Since this amount is without collateral (I do not assume that you are overall still within the 60% loan-to-value ratio), the conditions are terribly bad. Alternatively, you can ask a building society. They are also happy to provide such small loans for renovations without [Grundschulden] (but linked to a building savings contract).

Before you start thinking about financing, you should wait for the result of the expert inspection. I suspect an error in the original execution, which is why I asked who is responsible for the greening.

If the expert confirms this, in my opinion, the company that originally carried out the work must take care of the problem and thus fix the damage, and your question regarding financing options would become irrelevant.
