Hello everyone,

we are currently in the final planning stages of our single-family house. We are building a conventionally masonry solid house with a prefabricated house provider.
In the offer price of the house provider, as I think in most providers, 2 bolt system solid wood stairs made of finger-jointed beech are included. Since we do not like the beech material for optical reasons, we would like to upgrade to knotty oak. The house provider charges an additional fee of 5,100 euros plus about 700 euros for the oiled surface. Do you consider this surcharge justified? The stairs remain the same, just oak instead of beech!? It seems a bit much to me, especially since in our circle of acquaintances there is always talk of surcharges around 2,000 euros!?

Maybe someone has experience here that they would like to share with us. Many thanks in advance.

seems high to me as well. in my inquiries, I had more like 500 - 2000 euros surcharge for oak instead of beech. are you sure this is only about the material? hasn’t the construction changed? how big is the order overall? maybe you still have a lot of wood elsewhere on the staircase. the staircase builder selected by my general contractor was also way too expensive. I had him removed and am taking one of three other regional staircase builders. I just have to look at the samples.

How many steps are there? Just one staircase or also the basement?

Best regards

The alternative is the standard from the offer. We will also pay the stated surcharge, but we only want everything to be done properly and therefore the hope was that someone from this forum can name realistic surcharges or list what the upgrade to oak cost them.

Ask if you can remove the stairs from the scope of work.
