Hello everyone,

first of all, I would like to briefly mention that of course a surveyor will inspect the house once again before closing and samples regarding pollutants will be taken.
But in the first step, I would like to know if my cost estimate is roughly correct and if you possibly notice any details that I have overlooked! :)))

Attached are the pictures:

Purchase price: €200,000
Plot: 900 sqm
Living area: 80 sqm (without basement)
Year built: 69 (prefabricated house, manufacturer unfortunately still unknown grrrrrr - there is something on the floor plan but unfortunately I can’t find anything grrrrrr)

The roof can be converted with a dormer. Here I already have a rough price estimate of €40-50k including roofing from a carpenter friend.
Oil heating still in operation and the windows are plastic insulated windows, so both do not need to be replaced for the time being!

Who trimmed the plan copies like that? - there should be a readable version in the construction file. Here in the photo, I only read "Brei", that could be Breisgau-Haus Gramelspacher.

Unfortunately, I do not have this information yet. The inspection is next week and I have only received these documents in advance!

These beautiful green tiles remind me of my renovation :)

I notice the mixed system of underfloor heating and radiators on the list. Is the underfloor heating already installed, or is it new? Why not switch everything directly to underfloor heating?

If you still have money left, I would install a big sliding door in the living room. How old is the oil heating system? If gas is possible, I would remove it right away as well, since you gain a lot of storage space where the tanks are now.

Pretty brave to post pictures here that are probably protected. Or what do you think, why do they have a watermark (is that the right word?)?
