Hello

We are currently planning our house. We have completed everything with the architect so far. That means the drawings are finished. My architect has also received the site plan from the surveyor. Now the documents are to be submitted to the building authority in Meinerzhagen ([Märkischer Kreis, Sauerland]). Since I am really a beginner in this area, I apologize. Now I have a question about the static calculations. When does the structural engineer have to do their work??? Before the building permit or after???? Because I still have to plan quite a few things. For example, organizing the earth excavation, inquiring about the prices of the bricks, reinforcing steel mats, and so on and so forth.......

It makes sense to do it after presenting the permit without conditions; the building authority might demand changes. During the approval phase, you should commission the soil survey, which the structural engineer needs for his calculations.

Hi,

the structural engineer will only calculate once the house is finalized and, if possible, approved. Afterwards, the building authority might say: "No, that corner has to go, bigger or smaller," and then the structural engineer has to start all over again.

Oops, the construction expert was faster.

A soil survey, yes, absolutely!!!

But it only has significant informative value once the excavation pit has been dug. These dynamic probing soundings are nothing more than coffee grounds reading and have about the predictive power of the weather forecast for the week after next. It might be correct, but it is often completely off.

In our case, he could only push his dynamic probe 80 cm into the ground. My note that the terrain is heavily compacted by a wheel loader (like when filling a gap, all neighbors have been storing their excavated soil there over the last 4 years) was ignored gallantly.

“It is to be expected that sandstone and rock will be found, with soil classes 6-7”

Nonsense, like all neighboring plots, dense, sandy soil, no trace of rock.

And for that, a few hundred euros were paid...
