Start of the new construction in August/September. Planning the garden now?

Hello forum...

As can be seen from the headline, our new construction probably won't start until August/September. So far, we haven't thought about the garden at all because we were busy with the floor plan planning :-)

Just to be safe, I wanted to ask now whether precautions for the garden should/must already be taken? Do I have to consider anything at the start of construction?

Our property is located in a new development area, the building envelope has already been filled with sand by the developing company. Therefore, I do not expect major excavation work. The rest of the property, however, is currently rather wild overgrown with weeds etc. and somewhat uneven. Should one already perhaps remove the top layer and level it so that only the topsoil is visible, or is it better to wait first? Or directly put fresh new topsoil on? Won't the weeds just grow through then? No idea!

And basically: I guess that we can move in next February/March. When is the right time to lay a lawn? What might also be important: My wife and I only want a nice lawn and yews or something similar as a privacy screen around it... So no flower beds etc. As for the front yard, we are right by the street anyway, and there will be more paving than an actual front yard...

How big is your property? For us, the entire property was needed as storage space by the construction companies. So preparing it or "setting it up" would have been for nothing. They broke everything anyway. I had already put up fence posts at the corners, which the craftsmen of my neighbor simply knocked over. For lawn, I can only recommend turf – you can lay it yourself. Season: April is quite good for the lawn. But the various turf suppliers can help you with that.

The plot size is 900sqm

Can one ask the developer to level the area with the excavator and remove the top layer? Do they do that?

Yes, they do that. With us for a crate of beer (without the construction project managers - directly with the excavator driver). But we didn’t have any topsoil to take away - I don’t know how it works there. The excavator driver already pre-shaped the garden area for us.

is it not somewhat expensive compared to seeding???

Matter of taste. Yes, it is significantly more expensive. But after one week you can walk on it and after two weeks the kids can already play. It is even without weeds and the like. In our new development area, everyone who has the real estate transfer tax says: wrong decision - next time turf - after the winter they all had no grass left.
