Hello everyone!

We have purchased a semi-detached house in shell construction. Now, during the acceptance planning of the wooden staircase, it turns out that the walking width is below the DIN standard 18065, i.e., below 80 cm. We are looking for a solution with the construction company but want to know from the forum how many euros of reduction we can expect if there is no solution. Just for your information: The only possible solution would be to widen the stairwell afterwards by reducing the stair opening.

What reduction in EUR would have to be applied here?

Defect in the sense of not noticed before and now the cat is in the bag or planned differently and now not realistic? The biggest space eater of the staircase width is a separate railing including handrail. Perhaps a bit more width can be generated through the stair planning. Making the hole bigger is not possible. So replan. How much money is left afterwards depends on who you can blame for what. With "bought as seen" it will be difficult.

Hello Malunga,

thank you for your answer! We actually did not buy as seen. It is a planning error by the architect, who designed the staircase too small. Adjusting the handrail does not solve the problem. That is why we are now interested in the maximum price reduction that we could demand. The defect has already been confirmed by the developer, but not the amount of the reduction.

Good morning! We have a deviation of 2.5 cm from the DIN standard, so not within the range of the permissible tolerances.

I don’t know what could be considered a reduction here. What speaks against reducing the stair opening by 2x 2.5cm? What has been planned so far as the clearance between the handrails? I assume this is a staircase with an intermediate landing?

I see it more like this: in case of doubt, the staircase must serve as an escape route, and every conceivable millimeter is more important to me here than a few euros of reduction. Talk to the staircase manufacturer about how much the change will cost and have the additional costs covered by the general contractor. This way, there will be a flawless solution for both sides; structurally, it won’t be difficult to implement.
