Hello House Building Forum,
first of all, an apology is in order. Perhaps some remember my with an almost finished plan. Unfortunately, this was never realized for various reasons, which I do not want to elaborate on here. I apologize for not commenting on this anymore in the forum post, but I also do not want to bump the thread now with a new post. I have learned a lot from your comments. The good news: Your support was not in vain, much feedback has flowed into a new plan!
In the meantime, we are planning a square single-family house on a slightly smaller plot. The detailed planning will be completed in the next few weeks, so there is certainty that the design will be realized. I want to make it up to you with new pictures/drawings and, of course, I look forward to constructive feedback again!
Development plan/restrictions
Plot size | 364 sqm, corner plot, corner at the street intersection faces directly south
Number of parking spaces | 1
Roof type | hipped roof
Maximum heights/limits | 2 floors, building boundaries, exploited in the current design
Client requirements
Style, roof type, building type | single-family house with hipped roof and dormers
Basement, floors | ground floor, upper floor, converted attic, residential basement
Number of people, age | target size: 2 parents, 2 children
Space requirements on ground floor, attic, upper floor | approx. 150-160 sqm
Office | 1.5 offices needed for home office
Overnight guests per year | some family abroad, therefore relevant
Open or closed architecture | rather open, but with appropriate soundproofing into the bedrooms (evening chamber music downstairs, while children sleep upstairs)
Conservative or modern construction | in between, should be a bit special
Open kitchen, kitchen island | large open kitchen
Number of dining places | 2x3m table present, extendable to 2x4m
Fireplace | no
Music/stereo wall | no
Balcony, roof terrace | no
Garage, carport | garage with woodworking shop and storage space for lawnmower or bicycles

Who made the plan? | architect’s design in the n-th iteration with many own ideas
What do you like especially? Why? | staircase separated from living space (acoustics), large living room with bay window seat, terrace as extension of dining area (for warm summer evenings), parents’ area on the upper floor and possibly later in the attic, no heat pump outside (out of respect), laundry chute in stairwell, reveals around the windows
What do you not like? Why? | basement layout still does not feel ideal (usage for hobbies and guests, pantry, storage), little natural lighting in staircase
Price estimate according to architect/planner: pure house costs approx. 700 K EUR, upwards open
Preferred heating technology: air-to-water heat pump with indoor installation
If you have to do without, on which details/extensions
-can you do without: much has already been rationalized away (fireplace, outdoor kitchen)
-can you not do without: more garden space, it is already rather small anyway
Why did the design turn out as it is now?
A spacious family home with privacy, i.e. large children’s rooms and retreat space for parents, focus on west- and southeast garden. If you stay inside, many windows facing southeast. This will be enclosed with opaque hedges, the streets to the south/east have little traffic, therefore a nice and quiet garden to the south.
