Split construction loan? Remaining debt and installment payment?

Hello dear forum community,

after a long time of "just" reading along, I would now like to ask a question. Has any of you split your loan? For example: one amount for 5 years and the other for 15 years? If yes, what are your experiences with that?

My plan looks like this:

- €100,000 for 5 years, remaining debt is paid off after 5 years
- €130,000 for 15 years, annual special repayment of about €5,000, remaining debt is paid off after 15 years
- €50,000 for 25 years, from KFW. Five years grace period without repayments, then normal installment payments.

I have not been able to talk to my main bank yet because I will be working abroad for at least another 3 weeks.

I think that most people who also take Kfw loans split. Because they run for 10 years, while at the moment it is "in" to let the loan run for 20 or 25 years to lock in the low interest rates.

By the way, we do not split :cool:
