Hello

our developer did not allow trades to be removed. That was fine with us. Everything we wanted ON TOP simply cost extra.

A developer also has fixed costs and wants to allocate them when something is removed. What was agreed regarding this? Or have no contracts been signed yet?

Maybe you have the better negotiating position, but it could also be that contracts have been signed or, even worse, he has 10 potential buyers who are currently going along with everything in the construction boom.

It’s often like that... Surcharges are high, credits are low. You can’t do anything about it, the developer dictates the prices, after all you signed a contract at some point.

Your question is a good example of how important it is to have contracts checked in advance! Then the consultant would have recommended to you to name the EL already in advance; possibly to fix it in writing, to carry out one rescheduling free of charge by the BU – you would have talked about your ideas. Thus, the following scenario would not have occurred in the first place.

What exactly is the expert supposed to contribute regarding the actual point of dispute?

You are making changes to the trades within your EL, which must be reworked by the BU into the existing execution planning. That requires personnel and thus causes costs – regardless of the scope of the changes. By the way, the heating load calculation is not made by the BU, but by the manufacturer of the heat generator. The electrical plan must also be newly created according to the actual situation after incorporating the special requests so that the electrician does not deliver shoddy work, etc.

You will have to bite the bullet; even an expert cannot save you from that. At best, a personal conversation on equal terms with the contractor.
