Soil survey even if I don't build a basement?

Hello,

it is recommended everywhere to have the soil survey done during or shortly after the purchase of the property. I understand that this is important to know how to waterproof a basement and where the excavation material can/must be disposed of. What is the purpose of a soil survey (at such an early stage) if you are not building a basement?

I have not requested any quotes yet, but under certain circumstances the soil survey might be cheaper later when included with the excavation, or the survey might have to be repeated because the "old" one is not accepted....

So that you or the architect and the shell constructor know how to carry out the foundation. You might buy a "nice" plot of land and the survey then says:
- Please plan for pile foundations and €75,000 additional costs
- Please plan for at least 250cm soil replacement because... and €35,000 additional costs (or maybe build a basement anyway, since digging is required regardless)
- Perfect plot for strip foundations, no soil replacement necessary, costs €5,000 less than calculated
You cannot tell from the plot if it is "good" or if it will cost you money.

That only happens if you simply replace several meters of soil beforehand out of boredom and perhaps bury hundreds of cubic meters of clay.

The foundation recommendation is based on the soil survey. And that is a very important item in any house construction. We had to do a pile foundation which cost an additional 40,000 euros and you do like to know something like that before you buy the plot.

Edit:nordanney was faster and explained it better

During the soil survey, among other things, the load-bearing capacity of the soil is determined, and the foundation is then based on this.

OK, so only the founding report. The chemical analysis has already been written here, valid for only a few months, right?

Where do you want to build? Normally the soil does not change. I see no need to examine the soil permanently and regularly for chemical contamination
