Single-family house with or without a granny flat

Hello,

We will be building a KfW55 solid house. Actually, we wanted a single-family house without a basement but with a large double garage and a shed roof. Just the way we like it aesthetically.

Due to the current new KfW subsidy, however, I am considering building with a basement as a granny flat and then renting it out.

Since we do not have the biggest slope, I also have additional concerns that the house will no longer be aesthetically pleasing to us.

Does anyone have experience with new builds + rented granny flats?

Do you receive more funding than the cost of the granny flat? Then do it. Otherwise, weigh the pros and cons based on your life preferences.

We built with 2 granny flats. Our sons now live in them. Later, if you need money, you can turn them into holiday apartments. Even later, one can be used as a disabled-accessible bedroom for us "old" people; the breakthrough inside the house is already structurally planned. The other granny flat can then, for example, be occupied by a person who helps us.

Our house was not "sensibly" eligible for funding for us, so I cannot shed light on this aspect.

More funding than costs does not occur, but with the rent it should be paid off very quickly

Yes, that is very likely. It is the decision to live alone or with others in the house.

Do you want strangers in your house?
Whom you hear? Who might find you too loud? Who might not pay rent regularly? Who call the landlord over every little thing?
Have more debts?

I think having a self-contained apartment ruins the advantages of a single-family house.

Basically, I prefer to live alone with only my own family. The only interesting aspect would be the financial advantage from rental income.
