Hello everyone,

I have been reading along here for a while and would like to introduce our project to you. We are still relatively at the beginning and intend to start at the end of next year. We have now received the first draft of a general contractor, with whom we will probably want to build.

1. Basics:

Development plan/Restrictions
Size of the plot - approx. 1200 m²
Slope - some, see preliminary property plan
Site coverage ratio - no specification
Floor area ratio - no specification
Building window, building line and boundary - no specification
Edge development - no specification, 5m wide strip in the east
Number of parking spaces - no specification, 2 desired
Number of floors - 1 full floor (Hessen)
Roof shape - no specification
Style - no specifications
Orientation - main orientation north-south prescribed, approval for east-west exists!
Maximum heights/limits - none
Other specifications - none

Requirements of the builders
Style, roof shape, building type - classic gable roof 1.5 floors
Basement, floors - not planned, not necessary
Number of people, age - currently 2 (30, 25), planned 2 children
Space requirements on ground floor, upper floor
- Ground floor: living, kitchen, utility room, guest bathroom with shower, study
- Upper floor: sleeping with dressing room, bathroom, 2x children, 1x hobby/storage/chamber
Office: family use or home office? - home office
Overnight guests per year - negligible
Open or closed architecture - good mix, rather open
Conservative or modern construction - rather conservative
Open kitchen, cooking island - yes (or rather "half" cooking island)
Number of dining places - at least 6
Fireplace - not planned
Music/stereo wall - not planned
Balcony, roof terrace - not planned
Garage, carport - yes, both
Utility garden, greenhouse - later
Other wishes/special features/daily routine, also reasons why this or that should or should not be - parents sleep in the east, kitchen in the east. Views to the east and south are completely free.

House design
Who made the design: - planner of a construction company according to our ideas
What do you particularly like? Why? - ground floor well done, open entrance area, covered entrance as a solution with carport/garage, enough space, "south view"
What do you not like? Why? - upper floor not yet 100% right, children's rooms too different, gallery too large
Price estimate according to architect/planner: - still open
Personal price limit for the house, incl. equipment: - 380k
Preferred heating technology: - geothermal with underfloor heating

If you have to do without, which details/extensions
-you can do without: size of study, pantry, 3rd room on upper floor (or rather size of this room)
-you cannot do without: bedroom with dressing room, study on ground floor, covered entrance

Why has the design become what it is now?
We explained our wishes to the planner (number of rooms on ground floor/upper floor, orientation of rooms). We did not give any specifications regarding floor plans, room sizes, etc. He implemented our requirements for himself and this has mostly worked very well.

What is the most important/basic question about the floor plan summarized in 130 characters?
1. Major mistakes/basic improvements?
2. Solution for upper floor for nearly equal children's rooms?

2. Slope/Basement
How do you assess the "slope" situation on the plot? For us, the idea of a basement was not necessary so far, but after the survey we would like to check whether it might make sense after all. Here, part would have to be filled, part excavated.

Be sure to draw in your existing or desired furnishings. The sofa is the dollhouse, the table with extended chairs needs much more space. Not even a freezer fits in the pantry. OG yes that needs to be redone. Looks like too much space

- Budget too low. - Entrance dirt zone extends unnecessarily far into the house. - Direction of the stairs is unfavorable, as the space under the stairs cannot be used as a wardrobe, for example. - Guest WC uncomfortably narrow. - "Pantry" not usefully usable. - Wasteful space (non)use -> bay window, gallery, air space... - Kitchen island poorly dimensioned. - Walk-in closet far too narrow. These were just the points that stand out at first glance.

That sounds modest. The plan shows a 5m (!) height difference on the diagonal. In my opinion, modesty is inappropriate here. It wouldn’t be one anyway, but a lower ground floor. Even the short slope alone can already accommodate an entire floor height. In addition, there is the cross slope. A lot of planning has to be invested here. How much do you intend to excavate? Where should be filled? The terrain is "totally crazy" and does not fit the design in any way. Did the general contractor know the site before starting the design? Hopefully he knows the full floor definition in Hesse. If the dashed line is supposed to be the 2m line, I believe in the full floor status of the upper floor. The views are missing to know.

What I do not like for drainage reasons is the slope descending towards plot 119. The latter seems to me to be an access path to a path that runs on the right side between your planting strip and the [fields] – is that a dike, a bike path on an old railway embankment, or something similar?

What are you building from – mixed exterior walls monolithic porous bricks, interior walls [KS]?

I share Escrodas’ assessment of the terrain and concerns about the two-story construction.

I can't quite picture the house on the site right now.

What did not bother me unpleasantly is the different sizes of the children's rooms. In terms of area, they are almost identical. However, the following points caught my attention:

    [*]Actually a big house, but the absolute mini staircase is planned... but an open space where I don't understand what it's supposed to do
    [*]Giant utility room on the upper floor in the south/east where supposedly the best view is... why not put a children's room there?
    [*]I would always make the master bedroom accessible through the dressing room
    [*]Huge hallway on the upper floor
    [*]Technology room and pantry are about 11 sqm... with almost 5 sqm of circulation space where you can't put anything... simply because of the passages
    [*]Pantry with 115 cm depth... you can't fit a freezer or similar there because the door won't open
    [*]Route from kitchen to terrace goes around the peninsula, dining table until you finally reach the destination
    [*]Kitchen with large walking distances
    [*]What is the purpose of the bay window on the ground floor?
    [*]Really only such small sofas?
    [*]Window position on the west side of the workroom/guest room... no cupboard fits there
    [*]From the street, no one can see the front door because it is behind a privacy wall
    [*]Door to the storage area by the garage/carport is more than awkward... you should plan the car so that there is generous space on the driver's side because that's where you definitely get out, then the door should be positioned so you can safely pass the car to store a bike or something.
