Where exactly does the low budget come from? What use is it to you if your bank advisor sets your monthly burden for you? You should specify that! Some have calculated here that your planning will not just be tight but will exceed the budget by miles... does money not matter? Then why specify 300k and not just write "doesn’t matter"?
Sorry, I was working the last few days and mostly only online with my phone.
So the plot is already purchased, so it no longer factors into the calculation. The bank advisor would approve 550k, but I am actually more "conservative" there and would therefore like to keep the budget lower. That’s where the set 300k come from, but they are not fixed.
We are roughly planning with 150-180 sqm, with possible expansion reserves (so the full sqm number doesn’t have to be habitable from the start but can also be fully reached later in the form of an expanded attic).
There is a university in the neighboring town and we are in the catchment area of Cologne, so the target group for the granny flat would actually have been students/trainee teachers or commuters.
Next week we have an appointment with the architect, after that I’ll certainly be smarter.
