Hello,
we are currently planning our single-family house.
This consists, also due to the hillside location, of ground floor, basement, and cellar.
Because of the view, we have decided to place the living area on the top floor.

Key data and specifications from our side:
- Number of floors: 3 (due to the hillside location)
- Living area: ~140-150 m²
- Roof style: must fit the house (flat or shed roof are not allowed according to the development plan)
- 2 children's rooms
- Living area on the upper floor
- Provision for a fireplace
- Separate WC
- Terrace on the upper floor
- Double garage

Open points:
- Final room layout
- Window arrangement
- Roof style (two proposals attached)
- Wall construction
- Facade design

Would be very grateful for opinions and suggestions!

Personally, I don't like either variant. Somehow, nothing fits together. Above all, you need a large budget for such an execution. Nothing is standard anymore, and certainly, special static solutions are necessary. Although it is nice and good that the garage is not basemented, you still have to build foundations and fill in. Overall, in my opinion, a few square meters are also missing in the floor plan to divide it into 3 floors.

Can you please fill out the questionnaire?

Why didn't you equip the house with terraces similar to or ?
Sure, a flat roof is not possible and you’re building smaller, but somehow it just doesn’t appeal to me at all. Also, the basement is really only an expensive storage area. That’s the room with garden access.

Where in Bavaria are you building?

We have planned only one large terrace because a terrace accessible from the bedrooms would probably never be used and would, of course, also involve additional costs. Structurally, it should not be a problem; it has already been roughly reviewed by a structural engineer. And, of course, we are aware that a house on a slope is associated with higher costs than a cube on flat ground. Nevertheless, we have ensured that all three floors, as well as the load-bearing wall, are aligned vertically (except for the part in the basement). Building in BGL.

If possible, enlarge or widen the garage. It looks like 6x6m. I have 2 future neighbors who are very dissatisfied with 6x6m. They would definitely make it wider.
