Single-family house shell construction cost comparison / BY

Hello everyone,

I am in the process of building a house in the Munich area and would like to compare a few individual prices

[*]Exterior masonry (Poroton), 1.4/12 d=24.0 => 139.10 EUR per m2
[*]Basement exterior wall. Concrete, d=24 cm, with formwork => 148.10 EUR per m2 (the reinforcing steel was offered separately in a separate position)
[*]Reinforced concrete ceiling, d=20 cm => 84.70 EUR per m2

In addition, there is a whole position in the offer titled "Equipment and material costs" where, for example,
mini excavator 10 hrs, crawler loader 10 hrs, etc. are listed. Is that normal?

I would appreciate feedback on whether these figures are within a normal range.

I don't think this will help you much. Hopefully, you have more than one offer? What is the range? Otherwise... gross or net? What exactly kind of stone is this? (Designation?)

Concrete ceiling slightly more than mine. (BW, outer Stuttgart belt about 35km)

Concrete walls... what kind of concrete quality? WU? Regarding the material. How did you list it? It should be offered like this. If there was no bill of quantities, then it is up to the bidder whether they include the equipment in the site facilities or calculate it in the unit prices.

I currently have only one offer and the architect is urging to accept it. The prices are net, so VAT will be added. The bricks are well described in the tender.

I’m not very familiar with the materials, but the prices don’t sound particularly cheap. Sure, Greater Munich is still quite expensive in my opinion. What kind of stone is that actually, and what kind of building will it be? Will there be ETICS applied on it, right?

Tell me something about the overall project, that makes it easier. Comparing individual items is basically difficult. In our case, there were individual items that differed by 30% across four quotes, but overall the offers were very similar. Everyone calculates differently.

Where did you get the prices from then?

Reinforced concrete ceiling, d=20 cm => 84.70 EUR net per m2

For comparison: Region Unterfranken reinforced concrete ceiling d= 20 cm -> 51.50 € net. Steel is billed separately by weight.
