Dear home builders,

we are planning to build a single-family house on a plot located on a north-facing slope. The entire village is practically on a north-facing slope, and we do not want to build anywhere else. Now we would like to gather some tips – are there other home builders who can give us good advice regarding the room layout, etc.? The plan is for a single-family house, 2 floors, approx. 150m2 living space, most likely a city villa with a hipped roof. No sloping ceilings, solid construction, garage. We also want to build without a basement, but with a hipped roof to generate some storage space. Alternatively, we have considered a shed roof, as it would look nicer and probably allow more light to enter. However, that would mean losing storage space. Since it slopes steeply up behind the house, we cannot create a proper garden. We plan a walk-on garage that is to function as a terrace. That is relatively expensive; even more expensive would be a roof terrace, which my partner would particularly like. Are there any ideas/experiences regarding this? Many thanks

Hello!
Roof terraces on garage roofs or walkable carports are not that complicated; much of it can be done DIY. At the back edge would be the rising slope, at one side the access to the house, and on the other two sides just a railing.
And who says you can't have a beautiful garden on a steep slope? It's definitely possible, but of course it takes a lot of work since you have to create steps (if you enjoy gardening, you can do this yourself – a professional company is very expensive). But you can also plant almost anything because you have many different planting spots with various sun and water conditions to choose from.
In a hillside location, a full basement is not really necessary, but since it is a north slope, you can use the open, free south-facing side in front for a sunny, ground-level living space (e.g., study, guest room, or even a small rentable granny flat or holiday apartment), with cool basement rooms (storage rooms, pantry) built into the hillside behind it. Then you wouldn't need the attic storage so much and could choose the shed roof that you like better.
Of course, I don't know what your building permit requires, but are you allowed to have two full floors plus a basement? Because a basement would be the option with a cellar in the back and only one living cellar room in front...
For the room layout, I would need to know how many people want to live in the house (two are clear since you mentioned a partner, but do you want to have children at some point and therefore plan for children's rooms?), and whether it is a house for your entire life (with all options for later barrier-free remodeling in old age).

Hello Nian132,

we also have a hillside location and are building with a double garage and a roof terrace on top. Of course, it is somewhat more expensive than a "normal" roof on a "normal" garage...
You can take a look at our plans:

There is also Kisska ( ) and ( ), who have also built on a hillside. You can take a look at these topics and plans.

Best regards
