Hello everyone,

my wife and I are currently planning the complete renovation of a single-family house that we will be buying soon (inheritance in the family, therefore this property).

Here is the questionnaire:

Number of floors – basement + ground floor + attic
Roof shape – gable roof

How can the ground floor be designed to be as open as possible and fit couch + living wall? How can the upper floor be made more appealing?

Floor area ratio irrelevant if no extension is built,
Floor space index irrelevant if no additional storey is added or the roof is otherwise raised.

Neither will the roof be raised nor extended. The exterior walls remain as they are. We just don't really like the floor plan on the ground floor and the upper floor and would like to have ideas about whether or how more can be made out of it.

Basically gladly, correct plans are helpful: The wall thicknesses do not correspond to the year of construction.

The indicated wall thicknesses are unfortunately correct, as they were copied from the as-built plans and checked in the house. The room sections on the ground floor, dining room and upper part of the living room ground floor, are an extension from the year 1957.

The current brick format fits 1957, but not 1938.
