Hello everyone
We would like to have a single-family house built. For this purpose, we have, among other things, obtained an offer from an architect. The plot of land is available.
Here are the key data for the house:
Single-family house without basement: 153 sqm
House type: city villa with hipped roof, anthracite-colored bricks,
with roof access window and ladder
Windows: anthracite-colored windows
each children's room has a floor-to-ceiling window without balcony door
double balcony doors in the living/dining room
Tiles: in the guest WC, bathroom, and kitchen
Sanitary facilities: showers on the ground and upper floors should be walk-in, i.e., level-access, shower walls masonry and tiled.
Solar system for domestic hot water heating
Heating: gas condensing boiler (buffer tank: 500 liters? or less?) underfloor heating
Unfortunately, I cannot upload floor plans.
Please also take a look at the cost breakdown from the architect—is it realistic? The point about heating/sanitary seems set too low to me, but I am not an expert. What about the rest—does anyone here have experience? I am grateful for any response!
