Single-family house in BW 160 sqm basement double garage

Good evening everyone,

Since yesterday, we have owned a plot of land north of Stuttgart. Probably, besides Bavaria, the most expensive place where you can build. Next week we're going to a freelance architect and I already have a headache because of the numbers he’s throwing at us. I have already contacted two developers and both have overshot the mark so much (600k +) that I thought it would only be enough for a container with an awning.

Enough talking (sorry). - Here are the data, ideas, wishes, budget etc. etc.:

Single-family house with at least 140-160 sqm
Plot: 402 sqm (rectangle approx. 15x27m)
(Mega) wish: Basement or partial basement
Double garage: connected to the house
Roof doesn’t matter: next to us there are both gable roofs and shed roofs
Fireplace
Balcony
Normal architecture, no frills like round rooms or something like that
Kitchen size with island
EL: heating/plumbing + painting + all sheet metal work (companies within the family)
Budget: here it comes, haha 450k total complete without land
What did I forget? Haha

Feasible? Very far off? Savings? I think the basement is the sticking point.

I’m open to any input.

Garage and basement are not possible within the budget near Stuttgart Maybe if you waive any cost drivers in the house, garage or basement might work Be careful with the cost estimate from the architect. Last fall there were 2 users who had massive problems. The architect was off by six figures Try the small regional manufacturer

Don't be discouraged. 500,000 is enough if you do the work yourself and the architect only draws. Garden is not included then, everything else is included and high-quality. Own contribution is necessary.

450 only works without a basement.

First of all: congratulations on the property. The architect needs to learn something about you and your life in order to even come up with numbers. If he/she doesn’t ask about that and immediately makes some plans, forget it right away. You can prepare the appointment by copying pictures of houses and floor plans from the internet into a document and describing what you like about them and why you would like to live that way. Include your lifestyle, plans, and how you want to live. What importance do light, volume of space, quiet, family members, guests, places to retreat, favorite activities, and quality time have... Think from the inside (you) to the outside (shell, house). The architect’s job is to find the right synthesis. Good residential architecture doesn’t have to be expensive or contain frills. It is a servant of the quality of life of the individuals living there. A budget statement for “big kitchen,” double garage, cellar with such and such square meters is like a lottery ticket.

Everything will still be tight to impossible. What prices will come from the region.

You can't just sweat out the outdoor facility later either.
