Single-family house from 1977 unheated for years. Risk?

Hello dear forum community,

My partner and I have been looking for a suitable property for several years now. Recently, another opportunity has arisen, but I see (perhaps) 2-3 problems.
It is a single-family house with about 140 sqm living space (ground floor approx. 85 sqm, upper floor approx. 55 sqm) and a full basement. This house has probably been vacant for over 10 years and was only heated very rarely with electric heaters during this time to prevent frost damage.
Since the first viewing, I have been asking myself: "What happens to the house if it is not heated?" It is especially about the basement and possible moisture. The basement does not have the typical musty basement smell; rather, it smells quite normal and no damp spots can be seen. The basement is equipped with underfloor heating and can accordingly be heated.

Could the masonry then soak up moisture and the cold, dry basement turn into a warm comfort zone for mold?
What else could generally happen to an unheated residential building?

Oh, I forgot that information. Solid house, brick-faced. I unfortunately do not have the exact structure and dimensions of the exterior walls on hand at the moment.

Hello drevil96, it is very difficult to form an opinion without local knowledge. I myself bought a house that had been unoccupied for 4 years, including frozen radiators and a partially leaky roof. I think it is not a problem. The moisture that a wall absorbs from the air also releases it just as much. You say there is no musty smell? There is no large-scale plaster falling off anywhere? Since you will/must do a lot of renovations on the house anyway, I think it will work. There is certainly a building expert, a civil engineer or similar in your region. They should take a look at the whole thing, then you will have the definitive statement for your specific property. It might cost about 100 per hour, but well-spent money, considering the risk.

Hi,
today I went to the house again and also took many pictures. In one spot in the basement, the paint is peeling off, which is actually the most noticeable thing. Picture is attached. Otherwise, there are still some smaller spots behind the heating system, picture also included. It doesn't really smell musty or pleasant at all.
I was just wondering what happens to the cold masonry at higher indoor temperatures, that is, when a heating system is installed again.

But now something else: There is underfloor heating installed on the ground and upper floors. Great thing, yes. However, I have also read that underfloor heating of older generations causes big problems due to the lack of diffusion-tightness of the pipes. Apparently, "Aquatherm PB 11 R 77" is installed, according to the marking. Can anyone make anything of this term or perhaps provide me with some information? My own research was unsuccessful and whether Aquatherm will (usefully) respond to my email is still uncertain.

Hello, your photos confirm my initial assumption and I see no concerns regarding any damage. I cannot assist you with heating issues. I would suggest asking a well-established plumbing company.
