Single-family house budget planning, what total amount should be planned?

Hello dear forum,

we are still at the very beginning of our planning. A very central question is: What can we afford?

About our project:
- Building plot available (area Marburg/Gießen)
- Single-family house (1.5 or 2 floors)
- KfW55 or higher
- 140 m2 or more
- ideally brick-clad
- standard equipment
- basement
- garage or carport
- turnkey or "almost finished"
- reputable provider ;-)

To the experienced home builders: What total amount should we plan for? The building plot is, as mentioned, available.

We are very grateful for feedback/experiences but also tips.

Would also estimate about 400,000

140sqm x 2000 euros = from 280,000 + clinker 20,000 + everything that goes beyond KFW 55
Basement = from 60,000
Garage = from 25,000
Carport = from 12,000
Incidental costs = 20,000

Thank you very much for the two responses, especially the breakdown from readytorumble.

The building plot is free of encumbrances. Monthly income >4,000.

We have already painted the basement in the meantime. The cost factor is simply disproportionately high. The 60,000 euros were already confirmed to us today in an initial offer.

The garage is expected to be somewhat cheaper.

Does anyone have experience or a rough idea of how much the actual purchase price (as mentioned: standard equipment) deviates from the "bait prices"?

Garage of course depends, as with everything, on what you want. Single or double garage? Solidly built or is a metal box enough? Gable roof? Clinker brick? Adjacent to the house?

We have a double garage with a 5m sectional door adjacent to the house and a gable roof (including a large storage area in the attic). That will cost you from €40,000.

Furthermore, you should plan at least €20,000 for the outdoor facilities. Rainwater drainage, splash protection strips are mandatory from the start. Paving driveway/courtyard, entrance platform, terrace, garden/lawn, privacy screen (hedges/fence) could be done later, but I would strongly advise against that and plan it directly.

I can’t say anything about your last question. We planned freely with an architect and then built with a lot of personal effort.

There are no bait prices when you request an offer. There will be a construction and service description, and you can see for yourself what you get for the price. In principle, it will cost about 2000 euros per square meter; as for the garage, it depends entirely—have them provide you with an offer as well.
