Single-family house 1.5 floors, max 8m ridge height and gable roof possible?

Hello dear community,

I am interested in a plot of land that, according to the development plan, has certain requirements regarding the building height and roof types.

Here are some specifications from the development plan

    [*]2 stories allowed
    [*]max 8 meters ridge height based on the building center point and the nearest height reference point -- the area is relatively flat.
    [*]Only hipped roofs or gable roofs
    [*]Roof pitch 18 - 45 degrees

My desired idea would be a 1.5-story house (no basement) with a gable roof and 150 sqm of living space.

To what extent does the max 8 m height interfere with my desired idea_ Would a hipped roof be better at the low height or is it all just a question of the knee wall and my desired ceiling height?
Regarding the latter, 2.60 m would be my preference.

Well, then let's do the math: Floor area around 120 sqm, for example 11 m house depth, with 18° DN one eighty roof height, that leaves twenty-six eaves height, that looks possible. The sticking point here is your reference height (for example the nearest manhole cover, and your perception of the terrain levelness might be insufficiently accurate). But since you are open to a "one-and-a-half-storey" - accordingly it wouldn't be a big deal if it concretely might not work out for the "city villa" after all.

No, a hipped roof is no better for anything (except for photovoltaics, if otherwise there would only be two inclined roof surfaces poorly oriented).

That works with a gable roof house, as you know it. Here, the height limit is 7.80 for single-story buildings… just for comparison. I have to lie, but with a knee wall of 130 cm and a roof pitch of 26 degrees, which we have, it will be like that here. Many Viebrockhaus Maxime 300 houses around me.. In principle, much is open to you, only a converted attic will not be possible.

That is not quite correct. A hipped roof can help in certain constellations when there are setback distance issues. In our case, it was the only solution to allow two full floors; neither a gable roof, a shed roof, nor a flat roof (with a small parapet) would have managed that.

Then show us the site plan of the property. And ideally, you draw your dream house on it. A rectangular floor plan is also helpful with limited height.

Correct. What is meant is: the wall height plays a role in the setback area. Simply put, the wall height ends at the eaves height in a hip roof, whereas with a gable roof the gable triangle must also be taken into account. A rectangular floor plan without projections or recesses makes it easier to determine the relevant points.
