Hello everyone,
I believe this topic fits better here than in the subforum "Property Planning," where I unfortunately already started a thread.
It is about the following:
We have the opportunity to purchase a nicely located plot of land in a new development area. The selected plot is approximately 630 sqm and is situated on the south-western corner of the development area, adjoining a forest to the south and west (distance to the property boundary 20 m), with the forest lying somewhat higher than the slightly sloping development area. The development area itself is optimal for us (very good transport connections, very good infrastructure, quiet location, close to our workplaces). Looking solely at the development plan, our choice was clearly the mentioned plot - see attachment.
The only potential drawback of the plot could be the forest to the west – as beautiful as it may seem at first glance. During several viewings at different times, we noticed that the western forest plots already become shady in the afternoon (from about 3-4 pm). With a higher sun position in summer, the shadow naturally shifts later.
Would this be a reason for you to refrain from buying? Or is this a "luxury problem"? Are our concerns perhaps even unfounded, and are we attributing too much importance to it? Other plots further east in the development area still seem to have sunlight when there is already shade on "our" plot. Of course, this could change once the areas are built upon.
Currently, we live in an apartment on the 2nd floor and have sun on our balcony all day. In summer, this is hardly bearable until late in the evening, far too hot. Now, in spring or autumn, however, we enjoy the sunrays after work. The latter would likely no longer be possible in the future – unless a few rays occasionally penetrate through the trees.
I would be very grateful for opinions and assessments. :)
