Settlement house built in 1957, estimate renovation costs.

Hello, I viewed a house today. Built in '57, first owner. 95 sqm "small" with 3 rooms. Very nice plot. Naturally, there is quite a bit to do due to its age. The roof was done in 1997. The oil heating system is from 2001. Not entirely sure if the water pipes are already copper. The electrical system needs to be redone, both bathrooms, kitchen, wooden windows, door, etc. How should I best proceed with the calculation now? Is approximately 500 to 600 € per sqm still valid for complete renovation? The ceilings on the ground floor are covered with Styrodur panels or wooden panels in the living room. Is painting them the only option? Attached are a few photos.

Nice house! Solid construction?

I would have spontaneously estimated double, so 1,000-1,200€/sqm.

Plans are a great help in assessing the expected condition and the potential for possible renovations. First owner means the seller was also the builder; people who came of age in 1957 were born at the latest in 1936, in other words 85 years old today. A skeptic might hope for only minor renovation backlog ;-)

Yes, solid. 1200 € is quite a sum. But it would still be "doable". Yes, I still have to give you some food for thought I am still waiting for documents from the realtor. I already agreed yesterday, but I still have concerns that he might get a generally higher offer from outsiders. The location is quite good... The owner passed away shortly before his 100th birthday and lived at home until the end

It largely depends on what you do yourself and what standards you have. There are no upper limits. 600€/m2 is rather the lower end if you have to/want to do everything. I would rather reckon with around 1000€/m2. Some things you cannot do yourself and some things you do not want to do yourself :cool:.
