Semi-detached house, we have no basement, neighbor has a basement

Hello everyone,

we are about to secure the contract for a plot for a semi-detached house.

Therefore, we are currently working on the financing. Since our budget is quite tight, we want to build without a basement. Construction is to start soon.
We do not yet know the buyer of the other half, so we do not know their plans.

We are now concerned about the question, what if the neighbor wants to build a basement.

Does the neighbor have to build before us?

There is an obligation to build within 5 years. What if we build immediately (without a basement) and the neighbor only builds in 5 years (with a basement)? We are afraid that our house may be damaged by this (e.g., to the foundation slab).
Does the neighbor then have to provide appropriate support for our house?

Is it also specified which of your neighbors (i.e. left or right) would be your semi-detached partner? Are only semi-detached houses permitted or also detached houses? The neighbor must not allow any danger to your house from their house construction. If they are not insane, they will not excavate next to a house without a basement. With the securing measures, their basement would probably be considerably more expensive than the rest of their entire house. Is it only your budget that looks like this, and the plot (e.g. because of more than half a meter slope in the building window) would rather be "pro basement"?

If a builder/house builder constructs both semi-detached houses, that is the duplex, he will probably build the duplex as a closed structure and not just half of it. If both of you build independently of each other in any respect, then the second party must ensure that the already standing half or the garden area is not damaged.

Sorry, but a dispute between neighbors is already programmed there. If your neighbor wants to build with a basement, but you have already quickly built in front without a basement, causing him probably to omit the basement for cost reasons, then he will not be very happy. And living for decades next to a hostile neighbor is not really something I imagine as pleasant...

Yes, that's true. However, my suspicion is that a clear majority of builders want to build with a basement, and therefore it is quite likely that this problem will occur. At least I would not be pleased.
