Hello everyone,
after being more of a silent reader here for some time, I would like to ask a question today.
A relatively unexpected opportunity has arisen to acquire a plot of land in our region for about 115k including incidental costs, development (by the city), and surveying.
We only have a limited exact idea about the desired semi-detached house, as there has been no contact with the neighbor so far, but maybe rough reference values can already give me a feeling as to whether the project would not be doomed to fail right from the start.
We are considering building a semi-detached house in 2.5-story construction. Gable roof, about 120 sqm + expansion reserve in the attic, "normal" equipment (electric shutters, underfloor heating, Kfw 55, no basement, prefabricated garage). Actually, we don’t want anything really special; we will do the flooring and painting ourselves, i.e. only material costs. The garden could possibly also be landscaped by ourselves, the tools/machines for that are available. So basically a "almost" normal renovation. For everything else, time will probably be lacking, one should be realistic about that.
What are the experiences regarding which costs we could expect, at least as an estimate, to determine whether it is worth continuing to engage with this? I usually estimate around 50k for ancillary construction costs. Unfortunately, Google only provides limited information, ranging from 1575€/sqm (according to statistics for NRW) to 2500€/sqm and more.
