Semi-detached house in NRW, what costs?

Hello everyone,

after being more of a silent reader here for some time, I would like to ask a question today.
A relatively unexpected opportunity has arisen to acquire a plot of land in our region for about 115k including incidental costs, development (by the city), and surveying.

We only have a limited exact idea about the desired semi-detached house, as there has been no contact with the neighbor so far, but maybe rough reference values can already give me a feeling as to whether the project would not be doomed to fail right from the start.

We are considering building a semi-detached house in 2.5-story construction. Gable roof, about 120 sqm + expansion reserve in the attic, "normal" equipment (electric shutters, underfloor heating, Kfw 55, no basement, prefabricated garage). Actually, we don’t want anything really special; we will do the flooring and painting ourselves, i.e. only material costs. The garden could possibly also be landscaped by ourselves, the tools/machines for that are available. So basically a "almost" normal renovation. For everything else, time will probably be lacking, one should be realistic about that.

What are the experiences regarding which costs we could expect, at least as an estimate, to determine whether it is worth continuing to engage with this? I usually estimate around 50k for ancillary construction costs. Unfortunately, Google only provides limited information, ranging from 1575€/sqm (according to statistics for NRW) to 2500€/sqm and more.

We calculate 2000/sqm for a compact house, plastered and standard energy saving ordinance, excluding painting work plus incidental construction costs, garden, garage and outdoor facilities.

Hello and thank you for the response. That would be about 240k plus 50 additional construction costs plus 10 garage, plus 10 landscaping, approximately 310k in our considerations. About 30k should serve as a buffer. Then one could at least get some initial offers. Thank you very much

NRW is large, so the statements naturally vary. Near us, there is currently a larger project (Bauträger), where roughly the semi-detached house (~125 m² living space) is around 400,000 EUR. Without floors/painting, but with a basement and finished attic, and if I understand correctly, including a garage. It is of course advertised as "gehobener Ausstattung," but that is always relative.

The plot costs about 115k from the city, developed and surveyed, including additional costs. Approximately 240/sqm. The standard land value is 250/sqm. We would like to keep the total construction cost at around 400k. A bit of buffer, just under 10% is still there, and the bank volume is also not fully utilized.

From the answers, I at least conclude for the time being that the endeavor is not necessarily doomed to fail right away.

Uh, just to clarify: 400 K for land and house or just for the house (including outdoor facilities)? The former will be very tight, the latter is enough for a medium standard.
