Semi-detached house evaluation - Is the price reasonable?

Hello,

an acquaintance has found a semi-detached house built in 2015 that could apparently be suitable.
I just wonder whether the purchase price is not too high.

The standard land value according to Boris Hessen is 230 EUR per sqm.

That means the plot would have a value of 60,000 EUR.
That would put the house costs at 500,000 EUR.
The price per sqm of living space would therefore be about 2650 EUR.

Is that reasonable?

If someone is paying for it, it is appropriate.
1. The standard land value is based on past data
2. The price per sqm you mentioned already includes habitable basement space (heated hobby room), carport, storage room, terrace cover, and finished outdoor facilities

What is the alternative in the area? Are there plots of land? How long does it take to alternatively complete a new building or to buy a comparable property?

Unfortunately, you can forget about the standard land values on BORIS; they have nothing to do with the current market price. In our town, it says 60 euros/sqm, but we had to pay 95 euros.

If you roughly calculate it, that’s still quite steep for a semi-detached house. Given the young construction year, the seller has probably factored in his prepayment penalty. Plus a surcharge for the saved real estate agent. Maybe there’s still a little room to negotiate down. It probably won’t be much, though, since Mannheim is too close and the house too new.

In the current situation, it will certainly be appropriate including the basement - but rather with the tendency to be a bit expensive.

If you look more towards real land prices, you will rather be in the region of 400-500 € per sqm. Then you are more likely at a house price of around 450,000 € including everything - that is already okay for the region (near Mannheim).

Have you ever looked in the common forums?

there you can see what is being viewed and if it is appropriate

An old-timer is usually junk too, yet collectors still pay for it ...

Just have it appraised for free. I don't know, I don't think the rules allow me to say where you can do that.
