And don’t take it personally with the reference to civil service law. I wish everyone a promotion, but some things just can’t be planned and sometimes get postponed by a year. I’m currently also in a position rated at A11, but still receive A9... The career path principle simply has its pitfalls.

You are welcome to do that for yourself. But that doesn’t work with banks, i.e., if you can’t finance it with your current salary, the civil service career is just as interesting to your bank as a sack of rice falling over in China. No banker cares about that. Therefore, we don’t calculate differently here in the forum. So you will definitely have a loan-to-value ratio well over 100% with a moderate income.

I see at least 3 x KfW loans, or is that not possible with three residential units? It might also be worthwhile to do energy-efficient renovations, regarding the repayment subsidy? I also think that with the questionnaire this will become too extensive here
