Screed applied too high - room height consequently lower

Hello everyone,

in the basement level, the screed and the insulation under the screed were installed too high. As a result, the room heights are now 5 cm lower than planned. Since there are no living areas in the basement, it is not so serious. (2.16 instead of 2.21). How does one reach an agreement with the general contractor here? Removing the screed and redoing it would be disproportionate (in my view). But a credit would be appropriate, wouldn't it, or what do you think?

Are there actually tolerances for something like this? However, they should not be as much as 5 cm, right?

Actually, no one voluntarily puts 5 cm more material into the house, because that costs money and time. I rather suspect a planning error ...

Five centimeters are beyond any tolerance, see DIN "Tolerances in Building Construction" for that. The largest permissible deviation in your case is 20 mm (limit deviations according to DIN 18202:2013-04, limit values for dimensional deviations of clear dimensions in the elevation), possibly even less, depending on how the DIN is to be applied. And subject to special agreements in your construction project.

Door heights have been adjusted (structural engineer has given the OK) Staircase will be replaced (then it fits) In the basement there are only "high" windows - that is > 1.40 meters. Therefore, no problem either. What would you consider a fair reduction? Regards Oliver
