Sale of condominium with night storage heater

Hello everyone,

Over the course of the year, we will be selling our condominium with night storage heaters. Unfortunately, these have a bad reputation (although we personally did not have high costs). Comparable apartments in terms of size, amenities, and location are being sold in the area between 90,000 and 120,000 euros. What would you say, how much of a price reduction should we plan due to the night storage heaters compared to apartments with gas or oil heating?

...You have also bought the apartment. I would definitely bet on transparency of costs.

Because clearly, it’s not about how much electricity the heating uses, but only about the difference to oil and gas, as well as hot water supply.

Surely you will list the apartment online, there is enough space in the text to present this - with simple numbers and words.

If the night storage heaters are not that old, then that is also an advantage.

Maybe you also have a few other advantages, like a modern bathroom. Newer windows, etc. The energy certificate - if it has good values - can support an argument.

If necessary, you can already test it and set the move-in date to September (?).

I wouldn’t reduce at all at first, but rather wait for the response and see if maybe someone will buy it as is. The market is currently more on your side. You can always lower the price later.

Rule 1: Never negotiate with yourself! If your terms are wrong, the prospective buyer will tell you.
