Hello, the different loans are advertised either with the security or the flexibility argument. Are there also variants that offer both?
With purely variable loans, the risk is too high for me, but fixed-interest loans are very rigid again...
best regards

Hello Clypton,

You can also split your loans. For example: 100,000 EUR fixed for 5, 10, or 15 years and a partial amount of 50,000 EUR variable.

However, I advise against variable conditions at the current interest rate level, unless you know exactly that, for example, in 7 months a fixed amount will be available to you, which you plan to use for a repayment.

Best regards

That sounds very interesting! I didn’t know that I could also split the loan amount!

Under which names are such loans offered by banks? Is this, for example, a [Vorausdarlehen]?

Oh dear... if someone has absolutely no idea about financing, then I wouldn't venture into these areas because someone can quickly make promises and a few years later you'll be in a pretty bad spot.

What is so inflexible about a fixed-interest loan?? If I know that I can repay it within a certain period through special repayments, then the term automatically becomes shorter. If not, then at the moment I set it to at least 15 years, and after 10 years I have the right to terminate and can refinance. With variable interest rates, I always have to consider that if interest rates go up, the long-term ones are the highest and therefore the advantage of the previously variable portion can quickly evaporate. Unless the point about special repayments applies again! And above all, you have to constantly deal with the interest rate level, otherwise after half a year without checking you’ll be left exposed..
