Hello,
We are currently considering building (two) semi-detached houses. One side for myself (self-occupancy), the other for my parents (investment).
Each about 110-115 sqm of living space; double-shell masonry (brick on the ground floor, plaster on the upper floor), two stories (full), simple design without major luxury features.
A large share should be done by ourselves. It already starts down below with the foundation slab and earthworks – except concrete + steel – (big excavator, small excavator, wheel loader, compactor, etc. are all available), up to the roof finishing/cladding above (also for example wall groove mill, nail guns, etc., all available).
Regarding external services, roughly: masonry, intermediate ceilings, screed, plastering walls, roof truss, electrical connection, heating system connection, windows (without installation). For the last four items, there are self-employed people among relatives/friends (no savings; but trust and no exorbitant prices since for example they are currently fully booked).
Like everything in life, this also depends, among other things, on the beloved money -> of course ;) So I just naively ask around what you think could roughly be assumed as a calculation basis (excluding costs for the land; extra and known) for status complete? ...because if construction costs are to be estimated far outside what is possible, it doesn’t make much sense in my opinion to pursue such a project more detailed and intensively at this stage.
-> 1000€ / sqm of living space already completely unrealistic and impossible?
