Rough cost calculation based on floor plan

Hello,

we intend to start a construction project in the coming months.
So far, the financial situation has been clarified with the result that a budget of 555 TEUR is available.
Our budget is thus not fully exhausted, but I would like to repay the loan as quickly as possible, so the mentioned amount is my self-imposed limit.

In the next few weeks, several appointments with various architects are scheduled for cost assessment. My request is that I receive some feedback here based on the plans regarding the (approximate) costs.
I have no experience in the construction industry and I am reluctant to enter "negotiations" without knowing any dimension.

Attached is a floor plan of the house.

The following key data is known:

Energy standard: Kfw 70
No basement (as can be seen from the floor plan)
Land costs: 120 TEUR including commission, notary, and tax; rural area, according to inquiry with the neighbors (to the left and right of the property) no factors regarding complex foundation known
Heating: log wood boiler
Double garage
Roof: gable roof or flat roof (?); preferably no sloping ceilings
Own work(s): complete electrical installation, all floors will be laid by own work, outdoor area (planting, lighting, paving work, ...)
Standard: normal to upscale (certainly no golden taps but also no laminate from the DIY store)

Well, cost was not a framework condition during the planning?
Well - I just roughly added up the areas - and I think you should easily manage that and expect good quality.
What costs per square meter should currently be assumed can be read in the house construction forum.

But overall, that sounds feasible for now.

First of all, thank you very much for your response.

Costs are of course the driving and also limiting factor overall. That is why I initially narrowed down the budget, with this knowledge I can now adjust our wishes. The plan has been around for a while and if the budget is sufficient, this floor plan is to be implemented.

Can you or possibly someone else roughly estimate the costs?

As mentioned, this depends on location, equipment, and insulation standards. The parameters given only allow for a guess. You should expect somewhere between €1500 and €2500 per sqm of living space. My experience with the phrase "no golden faucets, but a good equipment" leans more towards a good €2000 per sqm. Special cases like oversized terraces and roof terraces are hard to generalize. Also, the outdoor facilities can quickly eat up many thousands of euros.

Thanks again for the answer. If I now use an average cost factor of €2200/m², I exceed the budget significantly. Living area: about 240 m² => 240 m² * €2200/m² = €528K Do I have a calculation error or does your first statement not match your second?

Pardon, I had understood the 550k as the house budget in the rough calculation and forgot about the land, which also needs to be paid for....
