Hello dear forum community

I am probably still very much at the beginning of my project. Well, at least the building plot is already available.
At the moment I am trying to design a floor plan myself that I could be happy with.
The house is to be built as a single-family home including a double garage and an upstairs granny flat.
Optionally, it should be possible to divide the single-family home into two apartments again without major remodeling measures if we rent it out.
I would simply ask you to take a look at it and throw everything at me that you don’t like or that I could do better.
Usually, you only build once in your life and it should be right then

That seems to me to be the case as well. A bathroom with 20 sqm or an 86 sqm granny flat with a 33 sqm entrance hall seem very awkward.

Then at least a concrete plot is already part of the discussion.

Then clearly more dimensions may also be included.

Slope: slight slope
Site occupancy index: individual
Floor area index: 2.5
Edge development: 3m distance, 5.5m at the garage / distance areas according to BayBO Art6 and 7
Number of parking spaces: 2
Roof shape: gable roof
Orientation: any
Maximum heights/limitations: individual

Requirements of the builders
Style direction, roof shape, building type: according to the development plan. Rural style.
Basement, floors: possibly with a masonry basement, 2.5 floors.
Number of persons, age: mid 30s
Office: family use or home office? Family use

I think there are no more questions to answer at the moment. The plot is as stated above 24 x 26.5m. The longer part has a slope. Along the entire length of 24m there is about a 1.5m difference in height.

I hope the JPGs are okay as they are, and I have marked the interior dimensions.
