Roof pitch & knee wall height, recommendation?

Hey guys,

I still have to decide on a roof pitch and knee wall height and wanted to ask what you would recommend or whether the additional costs below are even worth it?
What do I need to consider regarding the roof pitch?

It is a gable roof.

150 sqm house 1.5 [B]storey[/B]

Knee wall 1.00 m instead of standard 0.75 m: €4,005

Knee wall 1.20 m instead of standard 0.75 m: €6,320

Knee wall 1.50 m instead of standard 0.75 m: €9,805

127.4 sqm house [B]1.5 [B]storey[/B][/B]

Knee wall 1.00 m instead of standard 0.75 m: €3,775

Knee wall 1.20 m instead of standard 0.75 m: €5,915

Knee wall 1.50 m instead of standard 0.75 m: €9,125

Knee wall 1.00 m instead of standard 0.75 m, with simultaneous change of roof pitch to 38° instead of standard 40°, then costs only €3,000

Hello,

do you still not know how big your house should be or why do you have different square meter figures? Otherwise, I would sketch it out once or plan it on the computer. This way you can also see the different exterior views. It is already a big difference whether you have 0.75 cm [Kniestock] or 1.50 m. Have you ever been to different show homes and looked at them? That will definitely help you with your decision.

Since the monthly burden for the first planned house with a hip roof was a bit too high for me, I have now directly requested 2 offers that are each €20,000 - €25,000 cheaper.

The net floor area according to DIN 277 is the same for the gable roof with a knee wall of 0.75m and the hip roof house, but that makes about €25,000 difference.

That's why there are two different sizes, 127.4sqm would also be enough for us (we currently have 93 sqm in our 3-room apartment without sloping ceilings), 150sqm is of course ideal, especially 150sqm and hip roof.

Is there possibly a site where I can enter and plan something like this? We have already looked at some model houses, but they were always pyramid roofs, hip roofs, or shed roofs.

It also depends on what you want to do in the attic. If it is to be used as storage because there is no basement, it makes sense to choose a steeper roof pitch. My house is supposed to have 2 full floors later and a flat 25° gable roof. This means it is only about 2 meters high in the middle of the attic. With a steeper roof, I would have had to build a knee wall. In terms of price, not much would have changed because the roof area becomes smaller with a flatter roof.

It not only depends on the intended use (of the attic), but also on personal preferences, the development plan, and the budget. For example, we said from the beginning that we want two full stories. These are of course more expensive than a story with a knee wall – we had planned for that. Some people also like sloping ceilings. However, if the development plan had not allowed it, we would have reduced it to the maximum possible knee wall.

Everyone who answers your question recommends their personal preference here. According to that, I recommend: 2 full stories and if that is not possible, the maximum possible knee wall.

The height of the knee wall should also be adjusted somewhat to the furniture you want to place against the sloping walls. Knee wall 1.5 is great, but not enough for the wardrobe, although it is sufficient for a dresser. The higher the knee wall, the larger the attic space where you could stand (in case you want to develop it). You must observe the development plan; not every knee wall is allowed.
