The property of course comes with some restrictions, probably also the development plan, judging by the low knee wall. With Munich property prices, I would always try to get the maximum out of it (and by that I don’t only mean the maximum "usable space"). Even if it takes a few months longer. Including furniture is an important tip, especially under the sloping ceilings in the attic, otherwise it’s hard to tell if it fits. Hopefully, a section through the stairs to the attic was made to see if the headroom is sufficient. You’re not really that free regarding stair positioning, but it probably works better... Is there a development plan or a [34er]?

Floor plans for the building authority and clients do not require furniture planning. That is completely irrelevant at the moment when we are trying to find out if and how the house can actually be built. My goal was to find the errors in the floor plans and to try to improve the plans if that is still possible.

If you don’t trust the plan author to create a plan that can actually be built, then you should keep your distance. And possibly take one or the other tip here seriously. Or just waste a seven-figure amount suboptimally... each to their own.

As far as I know, we don't have a development plan or §34.

On the contrary, it is even extremely relevant. The house can almost always be built, but furnishing it with furniture is very important. That is when you immediately notice which rooms work well and which do not.
I agree with the statement about the All Room. When mentally furnishing it, you realize that the room does not function well.
I wouldn’t know where to put the sofa and where to put the TV. The sofa always stands awkwardly in the room and the space cannot be used well.

Your concern unfortunately remains unclear.
As long as you comply with the regulations in the development plan and state building code, you can build any junk you want. No one at the office cares, for example, whether you plan 5 toilets in one room. If errors exist that prevent construction, the authorities will inform you.

If you want to know whether the floor plan is sensible for living for you or others, that is a completely different matter. For that, you should furnish the design and first clarify the needs (which are asked in the questionnaire).
