Responsibilities of the Architect in Tendering

Hello everyone!

We are currently in the tendering phase of our project. I brought some addresses of companies into play. Now, for essential trades (basement, house), there is only one offer each. The architect refers to the construction boom.

Now I demand a comprehensive listing and disclosure of the tendering activities. May I do that? Can I request a copy of the tender documents for each trade and company? Until now, this process has taken place behind the scenes, and I am the clueless spectator. I feel paralyzed.

What do you advise me, and which rights can I assert?

Pragmatic: are the offers satisfactory (are they within the cost estimate), do you like the architect, is the floor plan and the previous planning good? If not, ask (politely but firmly) for further offers. If that does not happen, consider further steps.

Just ask for the blank forms and obtain quotes yourself.

maybe I just understand this wrong... but if I hire an architect to do exactly that for me, and I pay them for it, then I wouldn’t start getting quotes myself.

: what exactly did you hire the architect for? Or is it an architect from a home construction company??

I myself work in a construction company and usually an architect hired privately should of course request several companies. But of course there are always architects who prefer to work with company X rather than company Y.

On the other hand, we also prefer to work with architect A rather than with architect B...

I don't know what you pay him and what you have agreed on - has the architect refused to provide you with information so far? It doesn't read like that...

What I really appreciate about our architect is the good contact with a variety of craftsmen, which gives me the impression that it saves us a lot of money and nerves. Furthermore, I believe that this also reflects the professional experience of an architect.
