Rescheduling costs - costs for a fall?

Hello,

Maybe you can help me a bit with the costs. For our single-family house new build, we had the standard floor plan from the house building company slightly changed. You then pay redesign costs for that, which makes sense because we are deviating from the standard. We had a load-bearing wall, originally separating the kitchen and living room, removed. For that, a lintel is now needed. That also makes sense. We were quoted additional costs of €2500. Does anyone have experience with this? And does it seem quite high? We were told the extra costs are due to new structural calculations etc. and changes in reinforcement... Especially regarding the structural engineering, I wonder why I paid for the floor plan change, because it is clear that the structural engineering must be recalculated. By the way, the length of the wall is 3.20m. Or is the price about right and we don't need to worry? As I said, the house is still in planning.

It is normal for most BUs, but not for all: flat rate for changes plus the change itself, even if the costs cancel each other out... masonry/lintel. 2500 is also an amount that is not unfamiliar to me, more or less. I would still always question the amount and try to negotiate. However, you are in the position where you have to pay what is being demanded. Regards Yvonne

So 2500€ are quite realistic from my point of view. If you deviate from the standard, the house construction company has to recalculate various documents, especially the static calculations. And if you see the difference between a normal wall high masonry and extra lintel formwork and casting, then definitely more costs will come your way. The pure costs alone will probably not be 2500€, but they also want to make a profit and charge well for deviations.

Okay, thank you for your answers! We are already a bit more reassured. I will still have the costs itemized to show that we do not simply accept everything.

Whether they can provide a breakdown? I doubt it! They work with generous flat rates.
