Repayment grant - What funding options are available for our new building?

Hi,

we are currently in the process of calculating the land purchase and house construction from the BACK.
In this way, I have the great advantage that in the end I don’t push through the expensive option at all costs but rather can start searching for land based on the possible budget and also know exactly which house I can build...

Now I am still quite at the beginning. I am currently putting together an overview of the
KFW loans. The house is to be built in Schleswig Holstein. Am I overlooking something or do they really only offer unattractive loans?

Who else can provide funding? The key data are: family with one child,
the house will be a KFW55 standard house, photovoltaic system with battery storage.


So far I have included the following programs in my list:

1. KFW 153 Energy-efficient Construction over 50,000 euros with a repayment subsidy
of 2,500 euros because Kfw55 is to be built.

2. Kfw 275 Renewable Energies with storage over 15,000 euros with
a repayment subsidy of 4,500 euros.

3. KFW 124 Home Ownership Program

Hey..

But you did read that the 275er is only given if you finance the system separately with its own loan, right?
So if you included the costs of the photovoltaic + storage in your main loan, you can forget about the 275er.
(We only stumbled upon this about a week ago ourselves)

Also, after more detailed informational material, we completely discarded the whole storage thing,
those devices are simply still too expensive and bring virtually no benefit.

So you are exactly right as already determined with the two KfW 124 and 153.
Each max. 50,000, but also keep in mind that both only have a max. 10-year fixed interest period!

Regarding KFW275: Yes, I was aware of that. It will be separated as well.

Regarding KFW124 and KFW153: Yes, I knew about the 10-year fixed interest rate.

A quick question to the crystal ball: The KFW153 has an extremely low interest rate. We are all sure that interest rates will rise again. With such a loan, will the interest rates then increase and stay at a low level, or will they adjust to "normal" loan interest rates?

So the KfW interest rates are already rising again^^

All financing plans we have collected in the last 8 months assumed KfW at 7% from the 11th year onwards.
If it (hopefully) is less later, I’m happy.. but 7% is a good number to calculate with.

There may still be subsidies at various state banks, but these are often dependent on the number of children and income. Usually, only home builders with a "low" income are subsidized. Whether it then makes sense to build a house at all is another matter.

Regarding the KFW153, it should be mentioned that it is probably worthwhile to officially apply only for Kfw70. Although you won't receive the repayment subsidy, the external expert who has to verify the KFW55 alone quickly consumes more than 2500€...
