Renovating the house - What do you advise me?

Hello forum

I am new to the forum and would like to start with a question. My wife and I have been looking for a house for some time. We have now found a house that fits our location preferences very well. The living area (200m²) and the plot (1100m²) also appeal to us. The only catch: In my opinion, the house needs a complete renovation. The roof needs to be repaired (possibly just the tiles), the exterior facade might need to be newly insulated and plastered (??), the layout of the rooms inside the house must be redone because it is unusual today to have to go from one room to the next, which I find disadvantageous. Furthermore, I think the electrical system needs to be redone and, of course, finally the painting work. The windows seem to be in good condition.

I know you can't tell me exactly what price range this will be. Of course, that depends on whether I choose the best granite or if I settle for a laminate floor. Nevertheless, I would be interested in your experience, for example, which of the above-mentioned works are very costly?

What would you advise me? Of course, I first need a cost estimate to be able to say whether I can afford the renovation at all. Who do I need to bring in for this, an architect? I can’t buy the house and end up realizing I can’t afford the renovation. What would be the right way?

Hello,

The right approach would in any case first be to obtain a valuation report from an expert who is authorized for this type of assessment, provided the seller cannot present one. After that, you will know quite precisely which costs will be coming your way.

Other answers would not be justifiable, since you have neither commented on the age nor on the condition of the property itself.

Apologies, I actually forgot to say something about the house. According to the [Expose], the house is rated as "well-maintained," and the year of construction is 1960. The house is situated on a slope, so from the front you can see one floor, and towards the garden, the lower floor opens up when you walk around the house. The house is very large and has apparently been inhabited by two families so far, so the upper and lower floors were designed as two separate apartments.

Hello, a valuation report is certainly a sensible thing. Unfortunately, this report will not include any statements about the renovation costs. Especially not when it comes to any layout changes. The price for the house is surely already fixed, isn't it? I would get a professional you trust and go through the house once. An experienced architect should be able to give you a rough cost estimate, which of course will not be free. Best regards

That is probably true. Of course, I am also willing to pay for competent and well-founded assessments. Just casually asked, would I then have to google an "architect" in my area, or a "building surveyor"? Who’s bread and butter is such inspections and evaluations? But to be more specific again. What is the average cost of new screed per m², for example? What does the price of electrical work depend on, sockets per room? Windows are the least of the problems, but what does it cost, for example, to reroof the house per m²? Yes, I know, there are expensive and cheap tiles, but is, for example, 6-7€ per m² just for the tiles realistic? What do the craftsmen cost for this? Such guideline values would be interesting. The facade plaster per m² is also approximately known... What impression does the house make on you?

Hi, concrete prices cannot of course be given here, because as always it depends on...... Especially when building in existing structures, prices are very difficult to calculate, especially since you do not know the building (existing roof structure, floor structure, exterior wall structure, etc.). It really depends on how and in what form everything can or must be upgraded/renewed.

To name costs, you really have to have seen the building. Otherwise, the values are not very useful.

Roughly estimated, I consider insulating the exterior wall and the roof to be the most costly measures (but also the most sensible).
