A nice house, but no one honestly writes here that it is way too expensive. Think about it: You buy a house that is too expensive, pay a lot of agent fees, and then put a ton of money into major renovations. Better keep looking.

How do you come to the conclusion that the house is too expensive?
The standard land value is 300€. That means building-ready land with 560 sqm then costs rather between 200-225k€. That leaves 220-245k€ for the house with garage.
Unless it is not directly in AIC, right?

If a prefabricated house manufacturer – as is probably the case here – no longer exists, obtaining construction drawings becomes difficult. My advice is to first check with carpentry companies in the area of the former company headquarters (or the nearest competitor), where former employees are most likely to have ended up. A specialist familiar with the particularities of this manufacturer is most likely to provide clarification. Another approach is owners of houses from the same manufacturer.

A house with 35 years on its back at that standard land value I also find overpriced with that price.

So.. you also have to be able to calculate:
For the house, 320k-345k€ remain.

That makes about 2,100-2,250€ per sqm of living space.
For 30 years of timber framing probably too much after all.

Interesting how you can calculate that backwards.
So, three years ago we bought our timber frame house from the '90s for €1,300/sqm.
And I thought that was quite expensive back then.

Now the market has of course heated up even more, but as you calculated: >€2,000/sqm is intense. That's more what you pay as a builder for a new build.
