How is this supposed to work within the contract term, in the first 10.5 years?

Sorry, you’re not annoying, I was informed that it would be possible but that the conditions and interest rates would need to be discussed. He wanted to clarify the details in a personal conversation.

However, I have decided to postpone the matter to next year for several reasons. Also with the hope that interest rates will move into negative territory for 10-year loans. 0.6% is still too much for me.

Ten years ago they would have laughed at you for saying that I will also make my special repayment in January first and then maybe inquire again. Then I should definitely be below 50% loan-to-value (probably closer to 40%).

You are right. But the chances are not bad that there will be negative interest rates on mortgages next year. But as always, things turn out differently than you think.
