Recommendation for architects in the Bruchköbel area (Hanau/Frankfurt)

Hello everyone,

for our construction project in Bruchköbel (Hanau/Frankfurt area) we are looking for an architect or civil engineer to implement the construction project with us. That means carrying out the construction management including all the previous necessary steps. Since architects bill according to HOAI, they do not compete on price, but rather on quality, which is very difficult to estimate, so we are hoping for your recommendations.

We have also already obtained some offers from GUs, ranging from "does not meet our expectations" to "much too expensive." Through the offers, we have also realized that a freelance architect is not necessarily more expensive, as the GUs also charge well for planning and construction supervision, and with a GU, additional costs for an expert would arise.

Be that as it may, we would be very happy to receive recommendations or suggestions.

I do not quite clearly understand which service phases are involved: is there already a design plan, and the "previous necessary steps" before construction management now start at the approval planning (or even at the tender stage), or does the design still have to be created?

In general, I am interested in all phases or rather the necessary phases. The idea so far was that individual phases, especially site management, would be done by someone else, but here lies the liability problem. Usually, the site management is carried out by someone who also did the planning, so we are now looking for an architect who provides everything from a single source.

Well, the option still exists that a design (Phase 1-3) will be available, but that is only an option. This depends on whether the previous floor plan planning by the architect convinces us.

    [*]Personal needs assessment (size, design, room distribution, etc.)
    [*]Property inspection
    [*]Preliminary review of building planning conditions (checking the development plan, possibly preliminary discussion with the building authority, etc.)
    [*]Idea development for the individual house planning with visualized Entwurfspräsentation
    [*]First draft - including up to two revisions
    [*]each with sketches/elevations, floor plans, sections (each at a scale of 1:100) and as preparation for the later architect planning
    [*]Calculation of living spaces for financing

On the one hand, I also tend to agree, as probably no one else knows the design better than the author. On the other hand, even among architects, there are hardly people with symmetrical talent distribution, so Meier may be the better planner and Müller the better site manager. Of course, there are also all-rounders.

That should also suffice – rotating the staircase and moving the dressing room door could have been done beforehand in the forum ;-)
